Montclair - What's Really Happening Right Now

Montclair continues to be one of the most emotionally driven markets in North Jersey…

but the numbers show something a bit more nuanced.


Let’s Look at March 2026 vs. March 2025

The Snapshot

    •    Inventory is steady: 57 homes vs. 55

    •    New listings dipped slightly: 45 vs. 47

    •    Homes under contract increased: 30 vs. 28

    •    Closed sales jumped: 22 vs. 17

    •    Median sale price surged: ~$1.45M vs. ~$1.03M

    •    Still commanding huge premiums: ~124% SP/LP vs. 120%

    •    Days on market stayed consistent: ~24–27 days


What this really means

Montclair is still… Montclair.

Competitive. Emotional. Premium-driven.

    •    Buyers are still showing up

    •    They’re still bidding aggressively

    •    And they’re still paying well over asking

This is one of the few markets locally where intensity hasn’t meaningfully softened.


The Nuance that Matters

Even here, there’s a subtle shift:

    •    Homes are going under contract at a similar pace as last year

    •    But closings are taking slightly longer

Translation:

Demand is strong, but deals are a bit more complex behind the scenes.

Inspections, financing, and terms are playing a bigger role than they used to.


Where I See Opportunity

For Sellers:

This is still one of the most favorable seller environments in the area.

    •    Strong pricing power

    •    Competitive bidding still very real

    •    Emotional buyer pool working in your favor

But, strategy still matters.

The right pricing and positioning amplify competition dramatically.

For Buyers:

This remains one of the more challenging markets.

    •    Expect competition

    •    Expect escalation

    •    Expect to move quickly when it’s right

But:

Not every home is getting the same response - discernment is creeping in.


My Take

Montclair hasn’t cooled.

It’s holding its edge.

And that’s rare right now.


The Bottom Line

Strong demand.

Aggressive pricing.

Consistent velocity.

This is still a high-intensity, high-expectation market.
