“I Only Want to Work with the Listing Agent” — Why That’s a Mistake


I hear this phrase more often than you’d think: “I only want to work with the listing agent.”

On the surface, it sounds logical - buyers assume they’ll get a better deal or more access by going straight to the source. But here’s the truth: the listing agent works for the seller. Not you.

Let’s break this down.


Whose Side Are They On?


The listing agent has one job: to get the highest price and best terms for their seller. That’s their fiduciary duty - meaning they’re legally and ethically bound to prioritize the seller’s interests above all else.

So when a buyer approaches a listing agent hoping for guidance, advocacy, or negotiation help…they’re asking the seller’s advocate to represent them too. That’s a serious conflict of interest.


“But I Thought I’d Get a Better Deal…”


Many buyers think cutting out a buyer’s agent will save money. Sometimes they’re told the listing agent will “cut their commission” to make the deal work.

But here’s the thing: that commission is already built into the sale price. If you don’t have your own agent, you’re essentially giving the seller a discount - without getting anything in return.

Worse, you may miss red flags, overpay, or agree to terms that don’t truly serve your needs. Why? Because you’re navigating a high-stakes transaction without someone in your corner.

You’re not just hiring someone to unlock doors. You’re hiring a strategist, negotiator, and advocate.


In Real Estate, Loyalty Matters


You deserve someone who represents you - not both sides. The listing agent has their role, and so does the buyer's agent.

If you’re serious about buying smart and protecting your investment, align yourself with an agent who is committed to your best interests from start to finish.

Because in real estate - like in life  - trying to ride both sides of the fence rarely works out well.
