So… where to buy in Essex and Union County, NJ?

From blue chip classics like Millburn & Summit, to culture-rich enclaves like Montclair, and the quietly confident New Providence, Berkeley Heights, Verona and Roseland, every town has its own rhythm, pace, and promise.

Some are bold, some are understated, but all have one thing in common: serious staying power.

ESSEX COUNTY

The Caldwells (West Caldwell, Caldwell, North Caldwell)

For the “community over clout” crowd.

The Caldwells give you that small-town warmth without the isolation - tree-lined streets, great schools, and neighbors who actually know each other.

North Caldwell brings a little more luxury (think privacy and manicured lawns and the home of Tony Soprano).

Caldwell itself? Charming and walkable with a solid downtown.

West Caldwell? Roomier lots and a touch more suburban comfort.

Collectively, they’re the sweet spot between “too quiet” and “too busy.”

Essex Fells

For the connoisseurs of quiet luxury.

Essex Fells doesn't advertise - it whispers.

Tree-lined roads, grand estates, and a deep sense of privacy define this tiny, exclusive enclave.

There are no sidewalks, no commercial distractions - just elegant homes, top-rated schools, and a country-club calm that money can't easily buy.

If discretion and refinement are your love language, Essex Fells is your match.

Glen Ridge

For those who want elegance with edge.

Glen Ridge is a commuter's dream with stunning architecture, gaslit streets, and a true sense of community.

It's small but mighty: refined, well-kept, and consistently in demand.

You'll find Montclair's energy next door - without quite so much buzz.

Livingston

For the “no risk, high reward” crowd.

Livingston is as steady as it gets - top-tier schools, spacious homes, quiet streets, and a resale market that rarely blinks.

If you want predictability, polish, and peace of mind, this is your sweet spot.

It’s not flashy, it’s solid. And solid wins.

Maplewood

For the urban expats with taste.

Maplewood brings a Brooklyn sensibility to the suburbs - leafy streets, pre-war charm, and a creative inclusive energy that's hard to fake.

You'll find families who still read The New Yorker, a coffee scene with real pour-overs, and an easy train ride to NYC.

It's stylish but grounded - a place where authenticity sells faster than square footage.

Millburn / Short Hills

This is blue-chip suburbia.

Luxury homes, top schools, a polished downtown, and train service that makes New York commuters swoon.

It’s competitive and expensive,  but prestige and property value go hand-in-hand here.

If you’re playing the long game, this zip code doesn’t flinch when markets wobble.

Montclair

Where character meets caffeine.

Montclair is what happens when Brooklyn decides to raise a family  -  rich in culture, food, architecture, and personality.

It’s artsy, walkable, and endlessly in demand.

Buyers here want charm, soul, and something unique - and they’ll pay for it.

If you like your suburbs with a heartbeat, this is it.

Roseland

For the "smart sleeper pick" crowd, Roseland often flies under the radar - and that's exactly why locals love it.

It's beautifully maintained, with great schools, easy highway access, and homes that deliver more space for your dollar.

There's a subtle sense of pride here - it's clean, peaceful, and reliable.

If you want Essex County quality without the Montclair price tag, Roseland is your move.

South Orange

For the soulful suburbanite.

South Orange blends old-school architecture with progressive flair - historic Tudors, vibrant diversity, and an artsy downtown that hums with local energy.

It's where culture meets community, and where the train to NYC practically feels like an extension of the neighborhood.

If you love Maplewood's vibe but want a touch more space, this is your move.

Verona

For those who want character without chaos.

Verona offers that just-right blend of small-town  charm and suburban convenience.

The lake, the park, the walkable main street - it all feels friendly and familiar.

You'll find classic colonials, well-kept mid-century homes, and the occasional modern renovation tucked between tree-lined blocks.

It's calm, close-knit, and quietly confident - the kind of place that never needs to shout to be noticed.

West Orange

For those who want a little city, a little suburb, and a lot of skyline.

You can still find relative value here - leafy neighborhoods, serious views, and quick access to both Montclair’s culture and South Mountain’s trails.

It’s the creative cousin who also keeps a Costco card.

And with redevelopment near transit hubs, it’s quietly leveling up.

UNION COUNTY

Berkeley Heights

For the ones who want substance over show.

Berkeley Heights sits at the edge of the Watchung Reservation, where hiking trails meet high-performing schools and a seriously loyal community.

It's peaceful but not sleepy, upscale but not pretentious.

Buyers come here for space, nature, and neighborhoods that feel genuinely lived in and not just staged for Instagram.

If you want Union County polish with a little mountain air mixed in, this is your move.

Cranford

For those who want classic charm with a modern edge.

Cranford's downtown feels straight out of a Hallmark movie - independent shops, cozy restaurants, and a train station right in the center of it all.

It's walkable, social, and full of pride.

If you're after that perfect blend of nostaglia and livability, this is your town.

Mountainside

For the "quiet luxury" crowd.

Mountainside offers tranquility, scenic views, and proximity to everything - Summit's sophistication, Westfield's shopping, and major highways just minutes away.

Homes here are spacious, lots are generous, and the vibe is peaceful.

It's low-key affluence done right.

New Providence

For the "quiet achievers" who know exactly what they want.

New Providence is low-key but high performing - excellent schools, a strong community vibe, and a train line that keeps NYC comfortably within reach.

It's not trying to be trendy - and that's its strength.

The town runs on consistency, care, and calm. It's a place where things work, people wave, and homes hold their value.

You buy here when you're done chasing noise and ready to enjoy the good kind of predictability.

Scotch Plains

The smart play for space and value.

Scotch Plains gives you larger lots, friendly neighborhoods, and strong schools  - without Westfield’s price tag.

There’s a sense of ease here: more yard, less pressure.

It’s a practical move with long-term upside, especially as nearby markets heat up.

Springfield

For the savvy suburbanite.

Springfield is central, convenient, and steadily on the rise.

It offers good schools, newer construction, and fast access to everywhere - highways, shops, and trains.

It's the practical pick with room to grow - literally and financially.

Summit

For the polished, practical, and well-connected.

Summit’s downtown looks like it stepped out of a Norman Rockwell painting - but don’t let the charm fool you.

This is a power zip code: strong schools, beautiful homes, and a direct train line to NYC.

It’s old money meets new ambition.

You buy here when you want timeless, not trendy.

Westfield

Classic. Confident. Always in demand.

Westfield feels like a scene from a movie - elegant homes, boutique shopping, and a downtown that hums with life.

It’s the kind of town where generations stay put, and newcomers instantly get it.

You pay a premium, but you also get presence, polish, and property values that know their worth

Tough Love Tips

→ Want schools, stability, and resale value? Livingston, Summit, or New Providence. Safe, smart, and steady wins here.

→ Want culture, creativity, and a walkable lifestyle? Montclair or Verona. Demand never sleeps.

→ Want luxury ROI and long-term prestige? Millburn/Short Hills, Essex Fells, or Westfield. Timeless investments that never lose their shine.
